14 Don’t expect to get your bond back with these greedy idiots.you will find they will dream up every excuse to keep it as my Chinese friend had a water leak in the kitchen & walker & weir told her it will be 3 months until they can get a roofer to fix it so in my wisdom I applied a sealer which stopped the leak & now they deducted $450 off the bond to repair my repair.
Be aware people & let your place flood & move into a hotel at their expense. I feel as stupid as they are.
We have used Walker Weir’s services for our Auckland property for nearly a year and a half now and couldn’t be happier. It was important for us to make the right choice as we don’t live in NZ anymore and Ryan’s team are looking after our primary asset in NZ. Thanks for making the process so easy Ryan, you and your team have really looked after us. I wouldn’t hesitate to recommend them to anyone.
My Wife and I use Ryan and his team to manage our Auckland City Apartment. At the time of initial contact we had our Apartment on a short term Airbnb type lease and Ryan was able to work with us to gain access for viewing times etc around existing bookings. Our face to face meeting with him demonstrated to us that he has a good knowledge of the market and what is required of a PM as well as giving us a run down on our obligations as a landlord. Once we gave him the go ahead he was able to find us a tenant quickly as well as meet our expectations in regard to type of tenant, term and return etc. We would have no hesitation in recommending Walker Weir as your Property Manager of choice.
Ryan has done an outstanding job of managing my property the past year. I have been very busy with other commitments and needed a property manager to use initiative and take care of all aspects of taking care of the property and the tenants. Ryan has done just that. Minor issues are taken care of quickly and without fuss. Great new tenants are found quickly (with precisely zero days vacancy so far). Walker Weir are great to work with as well as having impeccable integrity. Great job guys, keep it up!
As an out of town property owner, peace of mind over my investment is key and the team at Walker Weir have gone above and beyond to maintain this. High levels of communication, detailed inspection reports and open and transparent management of routine property maintenance are all strengths. On top of this, Walker Weir have secured great rental income and the recent transition to new tenants was seamless. Highly recommended.
Poor communication and lack of respect or willingness to meet any of their obligations as property managers. Do not answer their phone's and nothing is completed in a hurry.
WALKER WEIR - THE PROPERTY MANAGERS FROM HELL
A LANDLORDS STORY
Three and a half years ago my wife and I bought a new home and decided to rent out our previous property.
We approached Ryan in his (then) capacity as a lender for BNZ.
He duly approved the loan and at the same time “suggested” that we should let his new company manage if for us. I was a little uncomfortable having that suggestion thrown into the mix of having our loan approved but I had known Ryan for a while and let it slide.
Things moved along with a few hiccups for the first year or so. Rent a bit late, property inspection reports not arriving, but Ryan always assured us that all was well and the inspections had in fact been done but not written up yet.
About a year ago things started to get worse. Ryan had engaged Joel and Tara in some capacity and to be frank they were incompetent to the point that I asked Ryan to get involved. He advised that he had and that things would be perfect from then on.
Long story short, I took the property off Walker Weir and gave it to Barfoots and that’s when the real truth came out.
1. The Bond had never been collected from the tenants
2. Of the 4 property inspections a year that were contracted only a TOTAL of 2 had been done
3. The gutters were FULL of leaves and had never been cleaned except by the tenant
4. The 2 chimneys had not been swept since we did it just before handing it over to Walker Weir.
5. The smoke detectors were either missing or not working
6. The tenant had replaced a broken toilet seat themselves after repeated requests to WW were ignored.
7. The tenant asked that the leak be investigated over 12 months ago. Again Nothing.
8. They had no Health and Safety protocols in place until I insisted on seeing one.
9. The 2 inspections that were done were works of complete fiction
• The photo’s in the reports appeared to be staged to avoid showing damage
• The reports never mentioned the leaking roof
• Or the plumbing that needed work
• Or the fact that the tenants had been asking for a year to get things fixed and in the end did it themselves.
In short, All Walker Weir ever did was get the tenant, who paid them for the privilege, collected the rent and deducted their fee.
Not what I would call property MANAGEMENT.
The potential impact on us could have been catastrophic. Had one of the chimneys caught fire our insurance would have been voided.
Had the tenants been injured because the smoke detectors were not working we could have been fined tens of thousands of dollars.
I felt that as Walker Weir had clearly breached their agreement with me it wold not be unreasonable to have them pay me back the management fees they had taken. After all, they hadn’t actually “Managed” the property. All they had done is collect the rent, deduct their fee and pay us the balance. They have collected some $8000.
I put my case to Ryan, who listed to my complaints and listed those that I have. He then said he had to speak to Joel about these things and would get back to me.
It seems that Joel is no longer in the business. He has sold whatever he was managing on Ryan’s behalf and left the industry. He did however, apparently agree with ALL my points and confirm their negligence using inexperience as some sort of excuse.
Ryan’s attitude is now that Joel (who it appears had some sort of Franchise arrangement) has shut his business then that’s the end of the matter, he (Ryan) cannot be held responsible for engaging inexperienced managers and not over seeing them properly.
So, it’s off to court.
My advice is to make sure that you as the owner regularly go and check your property otherwise an incompetent management company could land you in a heap of potential grief if your insurance is invalidated or Health and Safety find out that you are not providing a safe environment for your tenants.
Walker Weir took the stress away from me of property management. It was a seamless transition and I value the availability and reliability that Walker Weir offer.
Ryan and his team have been nothing but helpful, professional and willing to go the extra mile if necessary. They are tops in terms of customer service and gave me confidence that they would look after my property as if it were their own. I am so pleased I went with this smaller company who care about their clients. Highly recommend.
