Avoid! Renter Beware!

Very dishonest agency, with long record of malpractice, willful deceit and negligence, such as not sending bond refund forms. They will allege any incompliance on your part to keep some of the bond money. They will not reply to any requests for repairs until you call them repeatedly.

The list goes on, but I will leave it to the discretion of the renter. This is my first negative review ever, but this has to be posted as a public service. If you rent through them, do prepare yourself for a trip to the Tenancy Tribunal at the end of the lease. Either they will take you there, or you will be obliged to do so to avoid further mockery on their part of New Zealand's Residential Tenancies Act.

Casey is really lovely to work with. She has a lot of passion for what she does and she is committed to helping first home buyers get onto the property ladder. I'd definitely consider her when referring my friends or when I'm looking to buy my next home.

SUPER DISAPPOINTING! Ever since my previous property manager left, they switched two people within one months to managing my place. The first one didn't know about the tenant's leaving, and didn't know about the apartment locker changing. The second one works only 4 days a week due to personal reason, can't even reach her during her working hours, and totally had no idea of the previous break lease until I tell her! Unbelievably UNPROFESSIONAL! I've been trying to be kind and work with them but I CAN'T PAY ALL THE MONEY FOR THIS SERVICE! This is WAY UNDER THE LINE! I would definitely NOT recommend to any of you, my friends! GOOD LUCK to those who choose them!

So me and my friends rented a flat from Raywhite back in 2019 and moved out in 2020.

And unbelievably almost 2 years after they still haven’t given us back our bond. We are students so that money means a lot to us. The property manager Emma Hart wouldn’t do anything about it but tell us we have to claim it back ourself.

She didn’t mention any trouble that may happen when we first took over the lease but now she just doesn’t care if we get back our money or not. When we tried to contact her she never picked up her phone and she texted back to not call her and answered very rudely.

It’s very unprofessional and irresponsible for such a big company.

Raywhite please solve this issue and give us our bond back!

Horrible experience of renting through them, won't recommend to anyone. Very unprofessional in fixing things and replying to emails. I email them many times for more than a month about my bond refund they keep saying me it is under processing and after waiting for more than a month I rung bond refund agency by myself got a refund in one day. Seems like they have very careless attitude towards customers once they know anyone moving out.

3 weeks after I left property and still don’t know what about my bond and rent refund. The guy who is responsible for my flat doesn’t answer his phone. It is a joke not an agency

Ray White in Auckland Central was a really awful experience. They are bright and supportive while they are showing you a property but once you sign the contract and have keys - Good Luck.

My partner and I rented a place downtown for 6mo.while I was on contract working, and it was the worst renters experience we have ever had. In quite some time.

We got stuck with a "Property Manager" named Delaine, and she made things more of a headache than ever helpful. She never answered emails, barely took phone calls, and if she did she's always 'dashing off' somewhere, so we didn't get questions answered. It took us.
-1 month to get Mailbox Keys
-2 months to replace Apt keys that did not work, and a spare one for my partner
-5 months to actually get the billing details correct for our Water/Power bills. And sorted.
So - Didn't get my mail for a month + We had to share 1 key to get in and out of the Apt for 1/3 of our term

When we started going through the office to sort maintenance issues, They either would pass the buck saying that we had to go through reception at the Apt Bld, or we would get bounced back from reception saying it was something handled through the Agency. The Apartment itself was always having problems with the water, Internet, and kitchen appliances.

And they didn't know basic information about their own property. Seems like pretty basic stuff, but they didn't have Any/Much info on basic utilities and services for the Apt. We had to find all of that out for them. Getting correct useage for bills on our unit was a nightmare, and at the end of the Lease they tried to double-charge us for services - after they told us to go through separate companies. Almost bilked us out of an additional $400.

The furniture was the most uncomfortable that we ever had to deal with. A tiny couch and 1 chair between 2 people - We asked if we could eat the cost of just buying something else out of desperation.but never got a return email in over 4 months. Finally asked if we did just replace the couch could we continue our term for the lease. That got us a stonewall of "No, can't do that. It's a building issue. *Click. " Not even willing to to talk about details for extending the tenancy.ok.

It was also advertised as "A Queen Size Bed" - turned out to be two twin mattresses that were zippered together.

The kicker was that just AFTER our lease ended, they fired Delaine. And somehow that turned into our* problem. Additional paperwork had to be signed - they didn't know who was managing our accounts - we had to go into their office to sort anything. They wouldn't talk to us over the phone.

Took 4+months to even get our Bond back.

We would highly recommend Debbie Lyons from Ray White City Rentals. She rented our house in under two weeks with a quality tenant who paid top dollar. Wouldn’t use anyone else.

I have engaged Habeeb and his team Team City many times for apartment and house sales. Each time it has been exceptional service, nothing ever was too hard for him, never once had to ask how the marketing coming along. I felt completely current with his consistent communication and guidance.

I am a Home-stay Coordinator and one of our students from our English Language school is renting an Apartment from this very incompetent company. She moved into this flat in January 20 with a friend. When she moved in there were four people in this flat and eventually there was just two students left and they were happy to stay in the flat with just the two of them. Then Covid 19 hits and we go into lockdown. Jae Soon Kim AKA Daniel, is the Landlord to this rented property and he is very rude disrespectful and not helpful at all. He has been very difficult and uncooperative. Our Students Flatmate went home during lockdown level 4 on a repatriated flight home to her country. Our Student did not want to stay in the flat by herself and found some people to take over her contract. It is a fixed term contract and after speaking with the Tenancy Tribunal we were advised that this could be changed if both parties agreed. Our student was told by Jae Soon Kim AKA Daniel, that NO, she had to stay in the flat until the end of her contract. I tried to contact him and he ignored my calls, my txt and my emails. He also did not respond at times to our Student either. We have all failed to understand how he would lose any money by changing over the tenancy to new tenants. Our student was one day late with her rent and Jae Soon Kim AKA Daniel, contacted her and harassed her. Can I just say I have been in this little tiny flat and all the furniture is taped together with black masking tape and the furniture is very shabby and he is charging $520 for this place. Its a rip off. Our school is worldwide and we have a list of accommodation we do not recommend. We send this to our marketing team who then send it to all the agents worldwide. I will be adding Ray White City Apartments to this list. Given the world is in an uncertain time, I would have thought that all help and assistance would have been top priority as this is what brings in more and new business. I will also not be recommending this company to any of our students when they come and ask me where they can go for a good flat. Do not use this company and please tell everyone else you know not to use them either. You only need to read the reviews to see that they only want your money and do not give a damn about you at all. Shame on you Jae Soon Kim. This is New Zealand and this is not how we do business here.i also see that the bad reviews are asked to be remove off this site and try Super City Rentals.this Company is not who the tenants rent off. They rent off Ray White City Apartments. This is where the reviews for Ray White City Apartments goes. Our Student is renting off this company, not Super City Rentals so do not let them tell you otherwise. If you look down the reviews you will see all the negative ones have been told to move to Super City Rentals but the good reviews stay and get answered.again. Shame on you. This is New Zealand!

Staff from Supercity came to my work sort everything out - really appreciated it and was finally resolved.

Horrible service - moved out of a Supercity rental over a month ago and haven't gotten bond back.

Emailing back and forth with landlord however it's more like talking to a wall - one reply a week and constant reminders that apparently we owe money that we don't.

I've been sending proof and reasoning as to why we shouldn't be charged this amount however there is no reciprocation of conversation.

We have been waiting for our bond refund for almost one month already. They never reply our emails, when we call they leave us on hold forever.

Also, they changed our property manager THREE TIMES, all of them are incompetent and they completely ignored us.

We really hope we can get our money back before leaving the country.

I rent an apartment with them and i can tell you people, its embarrassing the way this agency works. We leave the apartment 5 weeks ago and we cannot receive our bond back yet.
- they don't reply our emails many times after we leave the apartment
- twice they told us the bond refund its on the way but we have to start all the paper work again because their mistakes.
-they try to charge us a cleaning fee for the mess that a construction company has made on the balcony, AFTER WE LEAVE THE APARTMENT
-Try to charge us because the floor under the fridge was dirty, UNDER!
- This only affirm that the company is gonna treat you "kindly" untill you leave the apartment.

Very bad experience. Our apartment was sold and owner changed the rental agency from “First street Property management” to Ray White. In less than 9 months we had 3 different property managers. First Carol Chen was ok, second “Prav Singh” was fired and then Emma Hart. We were in the same apartment for around 13 years, moved out 9 months later Ray White took over. Horrible service, lack of response, careless, overworked, nothing was done to fix broken stuff, etc. We left the property last 14th October and still waiting for our bond to be refunded. Emma Hart charged us 200dollars for deep cleaning (must have been very very deep cleaning ‍️) and also added around 140 in water charges. When mentioned water was included in our rent, she asked if We had the lease contract with us, (really? Should she have a copy too? ‍️), then she said owner and old property manager decided that water was to pay by us.really? We told her we wouldn’t have not paid water charges as per contract.haven’t heard from them since then and no bond refund received yet.
Stay away from them! Renting is already hard and frustrating, you don’t need these people to make it even worse!

Horrible experience - do not ever rent from them. They don’t care about tenants or fixing issues in apartments. No flexibility when trying to end a lease early, every other company me/my friends dealt with happily let us find a replacement and released me from the lease. Ray White has been extremely insensitive and unhelpful. If you are a tenant -STAY AWAY FROM THEM AT ALL COSTS.
